Is Berkshire Hathaway a hedge fund? Yes, but it's a bad one. Goldman Sachs and Morgan Stanley are also hedge funds; but better ones. The only reason why BRK is impressive is because the share price is so high and that's just because Warren refuses to pay a dividend and has accumulated retained earnings for decades, not because he's a really great investor.

Yeah the ATL is bad but not as bad as South Florida, Nev/AZ or most of CA.
