The Post reports that Ruthskie’s real estate broker was spotted checking out a 1-bedroom, 481 square foot condo in the Trafalgar House. The place would cost Mrs. Bernie $465,000 plus a ton in renovations (the floors need to be refinished, the ceiling is missing chunks of plaster, the walls are scuffed and the kitchen features Formica counters), assuming the building’s residents don’t block her from moving in, which it sounds like they might (“Oh, my God, that would be so horrible,” one resident was overheard saying. “We don’t want that tension in here”). With only $2.3 million to live on, it’s one of the few places within her price range, but there won’t be much left in the way of spending money, so she will be relying on a gentleman caller to cover dinner/nights out.     She shoud be getting more liek 600sf for that price at todays market. more if the condition description is accurate. Still insane valuations by any standard. i’m waiting for prices to stabilize at the 500-550/sf level.

In a condo, the association has only the right of first refusal, meaning it can buy the apartment from the seller, for the price that Ruth agreed to. And its not likely that they have the money to do so – esp a middling place like the Trafalgar. Remember this next time someone says a condo is better than a co-op.

    To the NY haters: people pay big bucks to live here either to be close to a well paying job or because theres a lot to do here. Ruth falls into the second category. She could in fact live in Florida for 1/3 the cost, but would be spending her days doing basically nothing. Plus, when you factor in the cost of a car, which you don’t need here, the gap narrows significantly. Which is why Manhattan is actually a very popular place to retire to.

    44 Put on your financial planner hat. Lets say she spends $100K on renovations, she will have $1.8 million remaining. At her age, a 3.5% withdrawal rate is sustainable. That gives her income of $63,000, add social security and she gets ~$90,000. Not a fortune, but with a paid for apartment, can support a very decent lifestyle. No Le Cirque five nights a week, but still decent. Probably puts her at the 92nd percentile of American earners.
